If you are buying a listed building, or already own one and are unsure what you can do, a short video consultation can save time, cost and unnecessary anxiety.

This service is designed to give you clear early advice before you commit to design work, a purchase, or a more detailed heritage statement. During the call, we can review your building, discuss your priorities, and talk through realistic options for change within the listed building and planning framework. You will come away with a clearer understanding of the main heritage issues, the likely permissions involved, and the most sensible next steps.

This service is particularly useful:

  • Where you are unsure whether listed building consent is likely to be needed.

  • Where you want an early view on whether a heritage statement is likely to be required.

Before the call, you can send basic information such as the property address, photographs, sales particulars, sketches, drawings or a short note explaining the issue. That allows the discussion to focus quickly on the building, the proposal and the key heritage questions.

If requested, the service can also be supported by a short follow-up note summarising the key points discussed. The aim is not to give false certainty where the position is genuinely nuanced, but to identify the real issues and help you decide what to do next.

This is an initial advisory service. It does not replace a formal heritage statement, architectural design work, a measured survey, or a planning or listed building consent application where those are needed
